'One-of-a-kind' is hard thing to say about a property but I am very comfortable saying it about this one, known as 'Sunset Island'. It is appx. 1 acre located just north of the City of NSB on US1 (@ the 3 Bridges) at the headwaters of Spruce Creek and Strickland Bay, I believe it is the only privately held piece in the 'Spruce Creek Preserve' and has a fantastic zoning, its own turn lane and crossover on US1, City water, two recently, completely redone septic systems (including new drainfields) and unbelievable sunsets. (Ask to see some pics we have) The 2/2 home supposedly was built in 1915 but has been upgraded w/ central AC, etc. while retaining much of it'd old ' Florida Cracker' charm and appliances. The separate commercial building has an owners apartment with private entrance and there is a garage and a separate storage building w/ power and water. New septic system for the Comm bldg in 2015 and new system for the home in 2016. A complete 'refreshing' and painting recently completed as well as a total reconstruction of the owners apartment. This property needs a buyer with vision and appreciation for the location and its possibilities or an investor who just wants a good income from the 3 units while he watches the value rise. This would make a perfect site for a 'Landmark' Restaurant or a water oriented bar/grill/canoe-kayak rentals (Positioned on the 'Florida Trail' at the head waters of beautiful Spruce Creek and directly on the proposed 'River to Sea Loop Trail' ).Look at the location on a large view aerial or online search. Where else can you find all of this in our area ? When it's gone, it's gone. I guess you can tell that I really like this property. Dock was lost in hurricane thus temporary price reduction. Also, some interested buyers have indicated different dock uses and styles so we may wait to rebuild. May hold mortgage with large down.
